I am trying to set up coupons on our Magento store to allow for tiered discounts, something like this:
Any item from $100-200 receive %20 off
Any item from $201-300 receive %25 off
Any item from $301-400 receive %30 off
Etc.
Does anyone have an idea on how to do this, or if an extension will be needed? If so, any recommendation?

That is possible on Magento out-of-the-box.
You should create shopping cart rules with those specific conditions.

I have seen these pages before, but still struggle to get the desired result. I have a feeling it may be something I need to do in conditions. The problem I have is that the only options that are close to what i'm looking for use the total cart value, and not the specific value of just one item in the cart. And if I use row total, if I then add 2 of that item it messes everything up.
I need it to create a coupon for 20% off if one specific product is between say $100-200. Then in that same rule or another rule give one specific product 25% off it is $201+, etc.
I haven't been able to get this to work yet.

Basically you need to create a shopping cart rule per each of those discounts.
The condition on each of the shopping cart rule should be as follows:
