Replace Product on Cart using Cart.phtml

I would like to know on how to Replace the Product on the Cart with the Rule of Single Item Per Order. I wish to edit only the Cart.phtml. How would I do that?

Go to Catalog -> Product

Then click on the product that you want to limit

Then go to the inventory tab and set the "Maximum Qty Allowed in Shopping Cart" to 1

Thing is that I limit the cart to one product only. I am not limiting my product quantity to 1, I limit my cart to number of item on the cart. Then whenever I add another product... the item on the cart is not the latest product I added. I wish that it would be the latest product.
